What is a certified Home Watch professional?
Certified and accredited Home Watch professionals meet stringent training, licensing, and accreditation requirements. Breakwater Home Watch holds a Watch Guard license, is fully bonded and insured, and has undergone extensive criminal background checks for both the state and the NHWA. These measures bring Breakwater Home Watch into compliance with the law and industry standards, reinforcing the company’s commitment to trust and reliability. Breakwater Home Watch is among the very few companies in the region to meet these high standards and obtain these licenses and designations.
What is a Watch Guard License?
In Massachusetts, any individual or business conducting property inspections that involve key possession and interior access must hold a Watch Guard license. The licensing process includes business registration, securing a Surety Bond, providing character references, passing a comprehensive background check, and completing an interview. This license is renewed annually, with ongoing audits and background checks required to maintain compliance. Employees of a licensed company must also pass background checks.
A Home Watch provider operating without a Watch Guard license while holding keys and accessing interiors is in violation of state law. The only exception applies to companies conducting exterior-only inspections without possessing property keys.

Does this service include overnight stays?
No. Home Watch is not a house-sitting service.
Are pet-sitting services offered?
No, Breakwater Home Watch does not include pet care or pet-sitting services.
What concierge services are available?
Additional services can be incorporated into standard inspections to provide further oversight and convenience while a property is unoccupied. Concierge services may include contractor and vendor management, mail forwarding, key holder services, and package deliveries, among others.
